Permits & Florida code
Kitchen remodels across our service area pull permits any time electrical, plumbing, gas, or structure changes — which is nearly every real remodel. Florida Building Code requires GFCI/AFCI protection, dedicated small-appliance circuits, and code-compliant venting. Removing a wall means an engineered header and a structural review. We pull the permits, schedule every inspection, and close them out — you never deal with the county counter.

Keep the layout or move it?
Staying inside the existing footprint is dramatically cheaper because plumbing and structure stay put. Moving a sink or removing a wall is often worth it — but decide it at design, not mid-demo.
Custom, semi-custom, or reface?
If the boxes are solid and the layout works, refacing gets you most of the visual change for a fraction of the cost. If the layout is wrong, new cabinetry is the only honest answer.
Where the money actually goes
Cabinetry is typically the single largest line, then counters, then labor. Appliances and lighting are where budgets quietly drift.
Living through it
A kitchen is out of service for most of the build. We set up a temporary kitchen and sequence the work so you get the sink back as early as possible.

Fixed scope, itemized proposal
Every line is visible before you sign — cabinetry, counters, labor, permits, contingency. Change-order pricing is agreed in writing before any extra work proceeds.
Permits pulled and closed
We handle permitting end to end across all five counties — Hillsborough, Pinellas, Pasco, Manatee, and Sarasota — schedule every inspection, and close the permit out. You never deal with the county counter.
Waterproofing flood-tested before tile
Every shower pan we build is flood-tested and inspected before a single tile goes on. It is the cheapest line to cut and the most expensive one to redo.
Built to the Florida Building Code
GFCI and AFCI protection, dedicated circuits, code ventilation, engineered headers, and inspected moisture barriers — the requirements that actually matter in Florida humidity.
Kitchens and baths only
We do not take on roofing, additions, or general handyman work. Two rooms, done to a standard that only comes from specialising.

Do you handle design, or do I need my own designer?
We are design–build, so design is included. You are not managing a separate designer and contractor, and nobody gets to blame the other when something does not fit.
Can I stay in the house during the remodel?
Yes, in nearly every case. We dust-wall the work zone, protect floors and pathways, and set up a temporary kitchen. You lose the kitchen, not the house.
